So What Is a Survey?
Glad you asked! A property survey describes, maps and locates land ownership boundries and corners, features and improvements. Land and its improvements are a major financial investment; therefore, all land ownership boundaries should be located, monumented and mapped by a property survey and filed in public record, where required. When Do You Need a Survey?
Here are a few guidelines to let you know when a survey would be a good idea:- When property is divvied into parcels for sale or development
- When property is to be sold, purchased or mortgaged
- When property improvements are planned or to be developed
- When government regulations require a survey and map of your property
- When the location of property boundaries or corners is uncertain
- When property trespass or encroach- ment is evidenced or suspected
What Types of Surveys Do We Do?
PROPERTY SURVEYSWe often work with property owners of private or commercial land to help identify property boundaries and all encroachments. We handle:
- Lot Boundary Identification
- Illustration of compliance with the local building code standards and guidelines
- Determination and Confirmation of land encumbrances such as easements, etc.
We can assist when a lander or insurer requires a land title survey. Rigid standards allow lenders and insurers to receive land title surveys in a uniform and consistent presentation. Working with a land surveyor who knows current standards will ensure your project is completed within land title guidelines.
Plus, We Do All Of This!
Halverson Land Surveying is owned by Russ Halverson, LS, CFedS, a surveyor licensed in both Minnesota and Wisconsin and a Certified Federal Surveyor. Russ is a third-generation surveyor with more than 20 years of experience. He continues a family tradition of providing excellence, dedication to client service and commitment to practical solutions to complex land surveying issues.
TOPOGRAPHIC SURVEYSWhether defining ground elevation and contours or preparing for commercial property design and construction, this survey is often a prerequisite to ensuring proper drainage and land preparation.
DIVISION OR PLATTING OF PROPERTIES
All division of property is regulated by a local governing body such as a City, Township or County. Because each governing body has different requirements, the experienced land surveyor can ensure that legal description to divide or plat property is prepared accordingly to the appropriate local and state statutes.
FEMA ELEVATION CERTIFICATES
If you are currently paying for flood insurance but feel your home, business or other building is not in danger of flooding, an Elevation Certificate may help you avoid unnecessary insurance charges.
EASEMENT SKETCHES AND DESCRIPTIONS
A sketch and description may be necessary to illustrate the location of an existing easement pertaining to your property or adjacent properties. We can identify existing easements or draft new easements in sketch and description format to submit for legal preparation.
